This work was undertaken to identify which cladding system has the lowest life-cycle cost and greatest cost-effectiveness. An initial questionnaire was sent out to developers, property managers and housing authority officials to determine general repair trends across Canada. Useful responses were received for 184 private sector and 156 public (housing) installations. Approximately 90% of these responses were for brick vener/concrete masonry. A second questionnaire sampled 16 buildings to determine specific characteristics of the required repairs. The surveys were used to develop cases for technical and economic analysis of the construction alternatives. Repair and maintenance costs, and the technical reasons for deterioration of the systems were difficult to obtain.
